How does a strikingly enchanting area remain hidden so for long? We don't know. We do know that today's discerning traveler will be deeply spellbound well before the thundering hooves of massed tourism arrive.

The Upper Tiber Valley, nestled in northern Umbria, is the stuff of legend. All around are ruined castles and thriving hill towns, some from the dawn of time. Remnants of these antediluvian cultures formed the backbone of later Roman settlements. Medieval cities, marvels from a gilded age, gaze down walled ramparts that jealously guard Renaissance palaces and Gothic sanctuaries filled with priceless art treasures.

Villa Vittorina is the former residence of a celebrated Marquis. Offering over 8200 square feet of living space, it is one of the roomiest properties we've had the pleasure to represent and without a doubt, among the most refined.

Vittorina easily seats its 20 guests in three different dining venues and in a capacious vaulted living room. Recent restoration added air conditioning throughout and stylish en suite bathrooms to accompany each finely adorned bedroom. For the convenience of a large group, daily refresh cleanings and a welcome Sunday breakfast served on the balustrade terrace are included in the price.

The ground floor features three connecting salons, the main living room, a formal dining hall and the kitchen. The upper floor, served by an elevator, houses all the bedrooms each with an en suite bathroom equipped with hairdryer and toiletries. The villa's three largest bedrooms are adorned with intricate and colorfully patterned, rococo frescoes. The remaining bedrooms are more contemporary in style and size. All are charming and comfortable.

A paved path leads to the covered outdoor dining area, the pool and several acres of private parkland. In addition to a gas grill, BBQ aficionados will appreciate an alcove equipped with a wood burning oven. Flanked by a marble top counter, the space is ideal for kneading pizza and bread dough.

Villa Vittorina has an English speaking manager adept at organizing all manner of meals including sunny breakfast buffets on the stone terrace, fun-filled pizza nights, hands-on cooking classes and traditional Umbrian meals served either in the dining room, near the pool or upon request, in a medieval cellar (an area reserved only when meals are ordered). The manager can assist with dinner reservations at nearby restaurants or with booking massage and wellness appointments at a nearby Aveda spa in Gubbio.

From its gated entrance, Villa Vittorina is off of a secondary road used sparingly by local residents en route to Gubbio. An unobtrusive gardener resides in a separate home 50 feet to one side. While there is a neighborhood café and bakery within half a mile, guests of Villa Vittorina will find themselves drawn to Gubbio's charm on a daily basis.

Within a mere five miles or an 8 minute drive, Gubbio's magic begins at the base of the town with the remains of a Roman amphitheater. Entry through one of the town's medieval gates, leads to the discovery that this is a town for ramblers in search of treasure. Pedestrian lanes reveal all the local artisans along with butchers, bakers, cheese shops, specialty grocers selling truffles - a native specialty available year round, fruit vendors, cafes and numerous trattorie.

In full 13th century tradition, shops display handmade majolica ceramics-Gubbio invented the process of glazing pottery with metallic finishes. Hand working alpaca wool is another ancient craft still practiced today. Higher up the hill in Piazza Grande, do not miss the musuem within the 14th century Palazzo dei Consoli displaying Gubbio's history from 700 BC to the 19th century. Among the museum's treasures: collections of Roman and Etruscan artifacts, a large trove of Renaissance art and the unbelievable Eugubine bronze tablets, one of Italy's most important linguistic finds.

Art lovers must venture to the nearby, ancient pre-Roman towns of Umbertide and Citta di Castello. Citta prospered during the Renaissance inviting the likes of Rafael and Signorelli. This area is also known for an abundance of castles.

It's time to balance out museums with a good dose of fresh air and adventure. Gubbio's open air funicular ascends Mount Ingino to reach the Basilica of St. Ubaldo. Too tame? Head to the national park at Monte Cucco with 70 miles of well-marked hiking trails, rope rappelling or gorge canyoning. Still too tame? The park has a grotto of limestone caves spanning over 18 miles with tours ranging from beginners to experienced spelunking.

Between history, art, adventure and truffles, there is plenty to see and do. Gubbio is a short 8 minute drive; Umbertide: 25; Citta di Castello or Monte Cucco national park: 40; Perugia, Assisi, Lake Trasimeno: 50; Montefalco wineries: 60; Arezzo or Cortona: 70; Pesaro (Adriatic coast): 80; Spoleto and Marmore Waterfalls: 90; Orvieto: 100; Rome: 2.5 hours.

Technical Description
All rooms in the villa are air conditioned.

Ground floor: Four steps up to the entrance foyer. Elevator. Three interconnecting salons, each with original frescoes and seating for four to six people lead into the spacious main living room with TV and two picture windows opening to the grounds. Spacious formal dining room. Kitchen with induction stovetop, oven, fridge, glasswasher, dishwasher and door with four steps down to the furnished and covered patio. Two half bathrooms.

All the bedrooms are on the first floor. Each has its own minifridge, safe and en suite bathroom with hairdryer. The 10 bedrooms consist of: Queen beds (4), Two single beds per room with the option of becoming a queen (5) and French bed (1).

First floor: Foyer with a French balcony. Master bedroom with a queen size bed, doors to a large living room with two single sofabeds and ornamental fireplace and en suite bathroom with tub and shower. Four bedrooms each with two single, joinable beds and en suite bathroom; three have a tub with shower and one has a shower stall. One of these bedrooms is larger than the others and another has 4 entry steps. One bedroom with two single, joinable beds and en suite bathroom with a tub and a separate shower stall. Three bedrooms each with a queen size bed and en suite bathroom; two have a shower and one has a tub with shower. One bedroom with a French bed and en suite bathroom with tub and shower; a connecting door between this room and one of the queen bedrooms can be left open or closed. Small beverage kitchenette with two electric burners, fridge, sink and door to a furnished dining terrace.

Accessed from the outside: Alcove with wood burning oven. Laundry room with washer/dryer. Five half bathrooms for pool use.

When rented at the price for up to 14 guests, guests select seven bedrooms and the remainder are closed.
