The owner lives in Orvieto and does not speak English. Guests call Parker Villas for any assistance.

The home comes with a laptop and a WiFi modem. Multiple devices (ie.tablets, smartphones, iPads, iPhones) within range of the stationery modem have Internet access.

Heating and firewood for the fireplace are payable on-site in Euro. Four baskets of firewood are included in the price.

Interior Décor
Farmhouse (circa 1700) — Gutted and professionally reconstructed with meticulous care. Features modern fixtures, baths and kitchen. A classic country farmhouse furnished in a very comfortable, uncluttered style accented with the original waxed terracotta brick floors and stone arches. A spacious country kitchen with brick arches and stone walls is a charming gathering place. The good sized bedrooms are bright and airy rooms.

Interior Amenities: All windows are screened including the bathrooms. A portable hairdryer is available in each bathroom. All bedrooms have a portable fan. A laptop with a wireless Internet connection is included in the price.

Layout notes - The house is divided into two wings that adjoin through a connecting door in the living room. For outdoor dining, there is the option of the covered portico just outside the main entrance or the furnished gazebo by the pool.

There are two fully equipped kitchens at either end of the ground floor. Near the main entrance is a newly built kitchen with a five burner stove top, oven, fridge, dishwasher and U.S. style coffee maker. The second kitchen is a large, eat-in "country style" room with a stove top, microwave, oven, fridge and dishwasher. This large room is the main dining area that comfortably seats all 14 guests.

Dinner may be arranged, if requested at the time of booking. Advance notice is required and this service is payable on-site in Euro.

A family of cats roam the grounds.

No Smoking
Smoking is not permitted inside the villa.

Parking is free at the property.

Steps & Stairs
Walk 15 feet from the parking to the entrance. The most accessible bedroom and bathroom on the mezzanine level require 11 steps. All others have 20 steps.

A portable cellular phone is made available at check-in. The phone is typically charged with 25 or 50 Euro worth of calling time. Guests only pay for the usage consumed. If you require additional minutes, please ask your keyholder for assistance. Cellular coverage is very spotty in this area. The best reception is obtained by using the house phone in the small dining room or standing outside to the rear of the villa.

Guests enjoy all the ambiance of a private country getaway without sacrificing comfort since this farmhouse is fully renovated with large open, bright rooms and screened windows.

For families with children, Mirabella is a nonsmoking house offering a bocce court, ping pong table, a fenced area with a few chickens near the estate entrance and plenty of level lawn space to play.

Proximity to Orvieto, one of central Italy's most scenic hill towns with a good selection of restaurants and small shops. The Orvieto train station offers 90 minute service into Rome. Guests may venture into Tuscany, Umbria and even Rome from this one location.

The private pool is open from the last weekend in May to the first Friday in October. Pool towels are provided.

Road Condition
Upon exiting the A1 autostrada and passing by Orvieto, the route to Villa Mirabella turns off of the main road onto a gravel road that winds through the scenic countryside for about 3 miles. There are no steep inclines.

Property has screened windows.

Satellite Basic package - A limited number of channels with most of them being Italian. There may be one or two news channels in the English language.

Villa Mirabella enjoys views over the rolling wooded hills and olive groves. The best views are seen from the pool area and the first floor bedrooms.

Shopping and Dining: The small village of Sferracavallo, a 10 minute drive away has a cafe, pharmacy, bakery and an ATM. Within a 15 minute drive is Orvieto with a large variety of dining and shopping options. A COOP supermarket, open until 8 pm on Saturday is just off the Orvieto autostrada exit. A EuroSpin market in the same vicinity opens on Sunday from 8:30 am - 1 pm.

Not To Be Missed: The must-see attractions in historic Orvieto include: a 13th-century Duomo, an Archaeological Museum and tours of the Parco delle Grotte with over 1200 manmade, Etruscan caves underneath the city dating back 3000 years - Orvieto was the last Etruscan settlement to fall to the Romans. Guided tours of the caves leave from the tourist office in Piazza Duomo every morning. Pozzo della Cava is a tiny, family run museum with grottoes and an Etruscan well.

Civita di Bagnoreggio - An ancient hamlet, once an Etruscan settlement, reached only by a pedestrian footbridge. Hovering atop volcanic rock, this village slowly erodes into the Tiber valley below and is registered as an endangered site.

Internet Point: An Internet Train is located in historic Orvieto at "Caffe Montanucci".

Public Transportation: Orvieto Scalo, the newer part of the city, is on a primary train line with high speed service to Rome in 90 minutes and to Florence in two hours.

Horseback Riding: Available year round at Club Ippico Orvientano near Orvieto Scalo, within a 15 minute drive.

Open Air Markets: Every Thursday and Saturday morning in Orvieto's Piazza del Popolo. On Tuesday in Perugia and on Saturday in Citta della Pieve. An enormous antiques market is held during the first 10 days of November in Orvieto. An antique market is held in Todi on the Second Sunday of each month.

Festivals: Orvieto's Palio is held on the second Saturday in June; a folk festival takes place mid August; the Street Theater festival occurs on the first weekend in September and harvest products are celebrated on the second weekend in October. Umbria Jazz is a fun-filled music festival taking place for 5 days at the beginning of January. The village of Baschi, a 20 minute drive, holds an Easter procession, a truffle festival on the first weekend in August, the feast of the porchetta (pork) on the last two weekends in August and the Sagra del Pesce or fish festival on the third Sunday in August.
