Language Spoken
The property manager, who lives nearby, speaks some English.

Internet Access
For those taking along a laptop or an Internet capable device (ie. tablets, smartphones, iPads, iPhones), the property has WiMax service. Limiting the number of concurrent users improves performance.

Heating is paid on-site in Euro. Two baskets of firewood for the fireplaces are included in the price.

Interior Décor
Leopoldina style villa - A centuries old, authentic Tuscan structure featuring thick stone walls and thick beam ceilings. This style of villa lends itself to larger and open rooms. This quality restoration preserved many architectural details: vaulted brick ceilings on the ground floor, a two sided brick fireplace and the lower level bedroom's stone walls. Antiques from a nobleman's estate collection along with a few country pieces and comfortable furnishings make this a very welcoming Tuscan home.

Interior Amenities: Four of the five bedrooms have air conditioning. Window screens are in the kitchen, dining room, living rooms and the bedrooms. The lower level bedroom is the only door that is screened. Each bathroom has a hairdryer.

Layout Notes: The two floors are not connected inside the house. The lower level bedroom and the first floor bedroom with a ceiling fresco are the largest bedrooms and each has its own en suite bathroom. The lower level bedroom is semi-interred and should be avoided by any guests with allergies. For outdoor dining, there are three furnished areas: front and rear patios and a covered portico near the pizza oven and barbecue.

The main kitchen on the ground floor is equipped with stovetop, oven, microwave, fridge and dishwasher. The first floor kitchen is equipped with glassware and is used as a beverage kitchen. A small supply cottage outside the entrance offers a covered pergola furnished as a dining area with a wood burning pizza oven and a separate wood fired barbecue.

Lunch or dinner may be arranged, if requested at the time of booking. A minimum number of guests are needed to order this service which is paid on-site in Euro. Advance notice is required. Guests can choose between a traditional Tuscan dinner or a pizza night.

There is no internal access to the top floor. It is reached only by way of an external stairway.

No Smoking
Smoking is not permitted inside the property.

Parking is free at the property.

Steps & Stairs
Walk 40 level yards and up two stone steps from the parking to the entrance. Guests may be dropped off at the entry door. Two bedrooms and one bathroom are the most accessible on the ground floor. The lower level bedroom and bathroom require 14 stone steps with no handrail. The top floor bedrooms and bathrooms require 20 steps with a decorative rope handrail.

A portable cellular phone is made available at check-in. The phone is typically charged with 25 or 50 Euro worth of calling time. Guests only pay for the usage consumed. If you require additional minutes, please ask your keyholder for assistance.

A classic Tuscan villa with spacious rooms, interesting architectural details and well place antiques surrounded by beautifully landscaped grounds. Four of the five bedrooms are air conditioned.

An exceptional location for touring Tuscany and Umbria - just 10 minutes from the A1 highway with an array of well preserved hill towns nearby and easy to reach: Montepulciano or Pienza are within a 15 minute; Cortona is 30 minutes away; Orvieto or Assisi are about an hour's drive.

There is a neighborhood restaurant within walking distance at one third of a mile from the villa's entrance.

The private pool is open from the last weekend in May to the first Friday in October. Pool towels are provided.

Road Condition
After exiting the A1 highway, the 3.5 mile route to Monarca is along very easy, level and paved roads.

Screens are present in the bedrooms and at least one window in each of the living and dining areas. The lower level bedroom is the only door that is screened.

Satellite Basic package - A limited number of channels with most of them being Italian. There are one or two news channels in the English language.

The best views over neighboring vineyards, farmhouses and distant villages are enjoyed from the pool area and the furnished portico near the barbecue. The front and rear patios see the estate's grounds and greenery. The approach road to the villa passes by a complex of office buildings that are seen from the parking area.

Washing Machine
There is a laundry room with a washing machine for the use of guests.

Nearest Shopping and Dining: Drive 5 minutes to Torrita di Siena or Sinalunga for a few restaurants and small grocery shops. Drive 15 minutes to Montepulciano with an assortment of fine restaurants, pizzerias, café bars and wine shops. Within a 5 minute drive, there is a supermarket in Torrita di Siena, along the route leading to the highway, open on Saturday, 8:30 am to 8 pm. There are three supermarkets in Sinalunga.

Not To Be Missed:
Bagno Vignoni, a 35-minute drive is known since Roman times for the benefits of it's thermal spring waters that gather in a big basin located in a beautiful square in the center of town.

In Cortona, 30-minute drive, is the Museum of the Etruscan Academy located at the istoric Palazzo Casali, erected in the 13th century and later turned into the residence of the governing family of Cortona. The museum exhibits an impressive collection of archaeological material and artistic items dating back from the 14th to the 19th century. Open year round. Closed on Mondays.

- Monte Oliveto Maggiore, the most well known monastery in Tuscany, walk the cloisters and visit the shop where the monks sell liquors, ceramics and herbal remedies, 45 minute drive.

Public Transportation: Sinalunga is on a secondary line with limited service. The closest main train station with service on the Florence to Rome line is located in Chiusi, a 40 minute drive.

Golf: Golf Club Valdichiana - Within a 10 minute drive. Open year round. Closed on Wednesdays from November to February.

- June: Festa del Barbarossa takes place in San Quirico d'Orcia on the third weekend with a medieval costume procession through the village ending at the Horti Leonini Italianate gardens where neighborhoods compete in archery and flag throwing.

- August: In Pienza, August 14th is celebrated as the night of the Assumption with historic buildings opening their courtyards, and a torch light procession ends with fireworks.

- August: During the last week, Montepulciano hosts Bravio delle Botti, a race between the 8 contrada or neighborhoods with 50 pound wine barrels carried through the historic center. Dinners and games take place all week long.

- September: Pienza's Fiera del Cacio or cheese festival takes place on the first Sunday.

Open Air Markets: Morning markets are held in Chiusi on Tuesdays; in Chianciano Terme on Wednesdays; Montepulciano on Thursdays; in Pienza, Sarteano, Torrita di Siena or Montalcino on Fridays and in Cortona or Cetona on Saturday mornings.
