When it comes to touring Tuscany, there's always too much to do and far too little time. This is true whether undertaking your first Tuscan adventure or returning for a continuing romance with Italy's most idyllic region. The key to seeing much of Tuscany is location. Nonetheless, a number of travelers yearn to be within walking distance of some semblance of civilization. Can wanderlust and the need for urban solace coexist? Read on.

Cottage Cassis is a spacious, well-appointed and air conditioned cottage with its own private pool set in a lovely garden awash with roses, wisteria and a variety of flora spanning over an acre. This cottage is on a fully gated, family estate at the edge of Bettolle, a sizeable modern town built on Etruscan ruins. Within a mile, Bettolle straddles the strategic crossroad of two of central Italy's most important roadways. This is the convergence of Florence to the north and Rome to the south as well as Siena to the west and Perugia to the east-all within day trip distance.

Inspired by its classic Tuscan architecture, Cottage Cassis welcomes guests with a high ceiling, open floor plan accentuated by wood beams, terracotta tiles and bricked archways. This pleasant cottage is appealing year round: the blossoming garden is delightful in the spring, air conditioning provides comfort in the summer and fall or winter guests stay cozy with fireplaces in the living room and kitchen plus a wood pellet stove in the dining room. The kitchen is quite large for homes of this size and opens to the furnished dining patio with barbecue.

Step outside and in less than half a mile there are two pizzerie, a couple of cafes, a gelato shop, a market, a butcher and a fresh pasta shop. Don't feel like walking? Two bicycles are provided for a fairly quick and level ride into town. The road to the shops, separated by a gated entry and a tall hedge, is 30 feet in front of the cottage. To adequately insure privacy and a buffer, the cottage's outdoor dining area and the 100 foot garden path to the pool are located to the rear of the cottage.

While the property is in a neighborhood, the setting is very tranquil. The hospitable couple that owns Cottage Cassis live unobtrusively next door, 20 yards away. You may see them with their two friendly little dogs around the garden. However, they do not use the pool leaving it solely for the guests of Cottage Cassis. When the owners built the pool for their family, they built a one foot deep kiddie section inside the adult salt water pool and a small cottage housing a restroom.

Cottage Cassis is all about convenience and the ease of getting around. The small medieval villages of Sinalunga, Torrita di Siena and Lucignano are each ten minutes by car and expand the options for dining close to home. The Valdichiana Oulet with designer stores or the 9-hole Valdichiana Golf Club with a restaurant are less than ten minutes by car.

The town of Bettolle is a gateway to all the sites along Tuscany's eastern border and well into Umbria. It's a mere three minutes to enter the highways leading to numerous medieval marvels. An easy 20 minute drive leads to the shores of Lake Trasimeno or to Cortona, of Under the Tuscan Sun - a great combination for a day trip. Montepulciano's wineries or the town of Chiusi with a train station offering service into Rome are both within 20 minutes; Pienza or Arezzo: 30; Siena or Perugia: 40; Montalcino or Orvieto: 50; Assisi or Castellina in Chianti: 60; Florence or San Gimignano: 70; Gubbio: 75; Rome: 2 hours.

Technical Description
Ground floor: Entrance from furnished patio into large dining room with pellet stove. Archway opens to living room with fireplace, TV and sofabed. One bathrooom with shower and hairdryer. Kitchen with stove top, oven, microwave, fridge, dishwasher, fireplace and door to outside. Laundry room with washing machine.

First floor: One bedroom with two single, joinable beds and en suite bathroom with tub, shower and hairdryer. One bedroom with two single, joinable beds. The cottage is air conditioned.
